  • Affidavit of Trust, Assignment of Beneficial Interest in Land Trust, Bill of Sale, Disclosure of Non-Financial Counseling, Disclosures, Land Trust Agreement, Power of Attorney, Trustees Deed, Warranty Deed, Warranty Deed to Trustee - a) Modified the notary sections to be compliant with California legislation (Section 2 of AB 886) which changes the wording required by Civil Code Section 1189. b) Minor spacing and sizing changes made to several of the documents.
  • Express Direction of Beneficiary to Trustee, Grant Bargain Sale Deed (AZ & NV Only) - Notary section was also modified to maintain consitency throughout documents.
  • Authorization to Release Information-Mortgages - Corrected typo in item 2. The letter 'f' was missing from the word 'information.'

  • Input Form - Line 407 of the HUD-1 form was labeled "107". This has been corrected. NOTE: since all of the text in a HUD-1 is customizable and saved with the document, the typo will still be present in saved HUDs that are retrieved using the Open button. You can correct this on old documents by double-clicking the line number to edit it.

Forms Wizard & Deed Package Paperwork

  • Interface - Add "Clear Date" buttons next to the dates in the Events tab of the Edit window. Required change since many documents have been updated to auto-populate the Signing Date.
  • All Documents - a) Underlining made more consistent. b) Blank lines were modified to wrap more naturally. c) General formatting made more consistent between documents. d) Lines widened in areas near the top of documents requiring a name and address to be filled (such as "Prepared By and Return to" sections. e) Created fully enclosed check-boxes in notary areas where there was previously just two brackets and an underscore to represent a check box. f) Verified with Claude Whited that any remaining blank lines should not be auto-filled, but left blank to be filled in by hand or not filled in at all depending on the document and it's intended use.
  • Affidavit of Trust - a) The "Signing Date" from the Wizard now populates in the second paragraph of the document. b) Seller's Legal Name now auto-populates the third paragraph (Grantors of the Trust). c) The trustee's name now auto-populates in the fifth paragraph after the words "for the purposes of obtaining a mortgage loan in favor of" d) In the notary's sections, the phrase "a driver's license" was replaced with a blank line.
  • Assignment of Beneficial Interest in Land Trust - a) The "Signing Date" from the Wizard now populates in the first paragraph of the document. b) The "Assignee" name from the Wizard now auto-fills in the second paragraph. c) The word "Date" now added next to the word "Signature" in the Acceptance signature area.
